  4. Plan the transfer and ownership: compare your bank’s exchange rate, allow for fees and seek advice on home-country reporting, tax and inheritance.

Begin remotely with your passport and a personal consultation. Reservation and signing options depend on the developer and registration process. Identity, source-of-funds checks and additional documents may be required. A developer instalment plan is not a bank mortgage; salary evidence may not be requested, but compliance checks still apply.

Investor residency & Golden Visa

Abu Dhabi’s property-investor Golden Visa route lists a minimum investment of AED 2 million and can provide a 10-year residence, subject to approval. For off-plan property, ADRO lists an agreement with an approved developer and evidence of at least AED 2 million paid. A 10% booking payment on this starting price is below that paid-amount threshold. Eligibility and timing must be checked for your case with the competent authority.
